The way houses are sold has changed greatly in the last few years. The two huge factors at play are Buyer Agency and the Internet. It used to be that a seller and the listing agent could almost force buyers into visiting the house for sale. Newspaper advertising or real estate magazines was all that was needed to make someone who wanted a new house ask to see a home for sale.

Today many buyers dont even read the newspaper, they simply go online to look for houses. There are many major Internet sites like Prudentialct.com, Realtor.com and Zillow.com that the majority of buyers are looking at. Then when they become serious they use their own buyers agent to fine tune their search for a home.

National Association of Realtors figures suggest that a buyer that uses the Internet will spend just two weeks seeing homes with their Realtor before buying. A non-Internet buyer takes over seven weeks before they buy.

Buyers will often reject a home based on its online presence alone.

Serious buyers will only tend visit your home in that two week window where they are deciding on what exactly to buy.

We need to come up with a new perspective on marketing homes for sale.
