The Golden Buyer And The Over Priced Listing

When a house comes onto the market, Realtors and their Golden Buyers will get automatic emails announcing it has come onto the market. This happens because they have searches set up to alert them to property that meets their needs.

There is a correct perception that good houses will sell quickly. The agent and the Golden Buyer will immediately view the house online. If it passes that viewing, they will see the house quickly. They will not want to miss out on a potential good deal.

If the house is over priced the Golden Buyer and the Buyer Agent will know. Remember the Golden Buyer has already viewed a hundred or more houses online, has seen usually a dozen or more from the inside and has a firm grasp on the value of the market.

There is a small chance that the Golden Buyer will make an offer usually a fair market offer. More often a Golden Buyer simply makes an offer on a different house within the next two weeks and buys that one.

An over priced house loses the energy created by coming onto the market.
