The Golden Buyer And The High Days On Market Listing
Having missed a coming on to market opportunity to be sold, often a number of months go by before some newer buyers mature into Golden Buyers. Also after a while sellers agree to a price reduction.
The trouble is that buyers perceive old listings negatively. Good houses are thought to sell quickly, bad houses are thought to take longer to sell. If a house has been on the market a long time, no matter its condition or price, it is often thought to have some kind of problem.
Often that problem is that buyers view the seller as greedy. No one wants to have to negotiate anything with greedy people. Its easier to buy a different house.
So the seller may be forced to wait longer and longer for the next set of Golden Buyers and likely has to reduce the price below fair market value to create a perception of value and get it sold.
The only time a price it high and wait for our price strategy appears to work, is in a rapidly gaining market. All that happens is the fair market value for the house finally creeps up high enough to meet the price the sellers want.
