The Agent As Marketing Consultant
Because the way real estate buyers buy has has changed, so must real estate sellers and listing agents change. Buyers must be attracted to your home, they cannot be forced to come.Even the term “listing” or “listing agent” is misleading. Simply adding adding your address to a mere list of homes for sale won’t sell anything. Your home needs to be marketed and I see myself as a marketing consultant.
I see my role as having three tasks.
First to educate you how to get the best profit from your sale and help you make decisions that you can feel comfortable with. This starts from right now and continues until the end of the transaction.
Second To help you create a perception of value in the minds of the buyers ready to buy. This is done by positioning your price in the market, staging your house for sale and targeting marketing where buyers are looking.
Third To help negotiate the sale. Once we have a signed contract the negotiation has only just started. There are still many things that can happen before the closing that will need attention.
Without education many sellers make fundamental errors in trying to create the best perception of value. Without the best perception of value, negotiations for a sale may never take place, or take place from a disadvantaged position.
