Staging - Make It Neutral

You dont want the buyer to end up focusing on your stuff, you want them focusing on the house.

If your walls, floors or ceilings are an overly dramatic color or pattern, consider repainting it a more neutral color. Lighter colors work in most areas of the house, though moderately darker colors in the bedrooms and dining room can work well.

If you belong to any particular political, religious, social, ethnic or any other group, consider toning down heavy displays of your allegiance. You dont want to make a buyer uncomfortable if they do not share your beliefs.

If you have collections of something. Cull it to a few of your more favorite items and store the rest of it. Buyers will end up remembering your house as the place with all the swords, or the place with the Star Trek diorama, or Grandmas house with the teaspoons. They will remember these other houses and have a chuckle as they unpack and move into their new home.

Likewise distressing art, like prints of The Scream, or art with strong sexual images should be packed away.

For showings you should if at all possible not be at the house. Ideally buyers are trying to imagine themselves in the home as if it was there own home. You standing there (or sitting in the car at the end of the driveway) breaks that spell.
