Sell Your House
My fee is either 5% or 6% depending on the marketing services you choose. I’m NOT the cheapest around, though I’d argue I do more for 5% than many others do for 6%.
Many agents will actively bid for your business by two ways. Either by charging a low commission, or telling you that your house will sell for more than it will. Neither one does you any favors.
By charging a low commission the agent has less money available to actively market your house. Thats less newspaper ads, lame photos, no mailers, no virtual tour, just the one open house etc. How are you going to get the highest and best offer without the highest and best marketing attempt?
Net result: You short change yourself by getting what you paid for. It doesnt matter what you pay me, its how much you walk away from the table with after you pay me that counts.
Some agents tell you your house will sell for more than it will. The hope is that you come to your senses after a few months and reduce the price to a marketable level. Read that carefully. There is no point marketing your home until the price is at a marketable level. Its a waste of money running advertising for the agent. It simply will not sell. Buyers arent stoopid, they just Zillow your house, laugh, then buy something different.
Net result: Your have your time wasted as you are strung along.
So heres my sales pitch. We come up with a marketable price together. You get your home in the best condition you can. I passionately advertise your home with a strategy of quality photos, Realtor.com etc and virtual tour. I tactically market your home with an open house supported by newspaper advertising, mailers and flyers.
Then, when it sells, you pay a the commission.
