Offered Co-Broke Commission

In the 5% plan, I offer a 2.5% co-broke commission to buyer agents to bring in a qualified buyer.

In the 6% plan, I offer a 3% co-broke commission to buyer agents.

In Bristol and the surrounding towns, a 2.5% co-broke is fairly standard. Offering a 3% co-broke will have a positive influence on gaining buyer agent interest. Buyer agents rarely intentionally push a higher co-broke property on their clients, but they do feel more emotionally engaged and that can rub off on the buyer.

Likewise offering less than a 2.5% co-broke leads to a more negative interest in the buyer agents. Buyer agents rarely fail to show a low co-broke property, but it is harder to muster enthusiasm for the property. That can rub off on the buyer and the buyer may even be liable to make up the shortfall out of pocket to the agent.
