The next thing to think about is who will actually buy your home.

The vast majority of buyers are simply window shopping, with no intent to buy until a few months have passed. A Golden Buyer is a buyer that will actually write an offer on a house for sale within the next two weeks.

A Golden Buyer usually

Has a Realtor as a buyer agent.

Has a mortgage pre-approval or Jump Start in hand.

Is viewing homes in the price range they can afford.

Has usually viewed over a hundred houses online over the last few months.

Has already been to open houses and is unlikely to go to another one.

Is tired of seeing homes and just wants to buy one and get it all started.

Well it’s nice to know some people aren’t wasting my time, I still want to get the most I can though.
