Welcome to my real estate photo portfolio. I appreciate you stopping in.
The first thing to be clear on, is that real estate photos are a very specialized form of photography. It is a delicate balance between showing the house how it currently is, and how the house can be. We want the best foot forward, but not to try and trick the buyers. We want buyers to think “wow thats a nice house”, but never “they got a professional photographer”.
There is no question though, that good photos make a huge difference in selling homes. Over 80% of buyers look for homes online. Some never even pick up a newspaper. If you fail to look good online, you’re cutting yourself out of the majority of the buyers today.
In Connecticut the Multiple Listing Service (MLS) is far and away the primary way that homes are sold. All the online websites like Realtor.com, Trulia.com and even Prudentialct.com are getting their feeds from the MLS. Look good or bad on the MLS and you will automatically look good or bad on hundreds of websites.
It’s important to tailor the photos to the format the MLS allows. That means ten photos, of which one will be the lead photo, seven more the secondary photos and two more the extra ones. There is an eight photo print out that nearly all agents use, so that is why two of the ten are “extras”.
Also cropping to a 5:4 aspect ratio with a high image quality is important.
Another important concept is to shoot the features of the house and not simply the rooms. Bedrooms and bathrooms aren’t features unless they are super deluxe bedrooms and bathrooms. We must shoot the kitchen, dining room, living room and every other feature before we resort to padding out the ten photos the MLS allows us with bedrooms and bathrooms.

No time to comment - I have to go check my listings! I would hate for one of my photos to end up in your Bad Mls photos section. Some of my pictures are not worth 1000 words!
